Gateway Commons - LEED Silver Certified

Developer Mack Travis wanted his new apartment building in downtown Ithaca to be a model of sustainable design. The HOLT team, under the design leadership of Anton Christiansen, AIA, LEED AP, worked with the developer to create a unique solution for sustainable urban living.

The 6-story, 25-unit apartment and retail building is strategically sited and designed to take advantage of its location between the urban fabric of downtown Ithaca and the natural aspect of Six Mile Creek. The spacious living areas, bay windows, roof terrace, and natural materials impart an intrinsic expression of sustainability to the architecture.

To achieve LEED Silver certification, the Gateway Commons incorporates many features that augment the energy efficiency and sustainability of the project. These features return life-style enhancements to the residents through reduced energy costs and improved environmental quality. Increased insulation, heat-recovery ventilation, and high-efficiency appliances and environmental systems result in a 38-percent reduction in energy consumption. Dual-flush toilets, porous paving, and a vegetated roof help to reduce water usage and runoff. Natural materials, including wool carpets and bamboo flooring, combine with fresh air supplied to each room and natural cross ventilation to provide a healthy indoor environment.
