Seneca Way Mixed-Use Development

The new five-story, 65,000sf Seneca Way building is a commercial/residential development adds much-desired luxury apartments to downtown Ithaca. Sited between downtown and a residential neighborhood, this new structure proudly acts as an entry point to city living. 

The creative design approach mitigated the negative impacts of a taller building adjacent to residential homes by embedding the structure into the hillside. This solution provided the developer the right number of units and maintained the same height as the two-story houses next door; minimizing the impacts on the neighborhood view shed and maximizing the neighborhood’s access to natural light.

Seneca Way is made up of approximately 9,300 sf of commercial space on the ground floor with 38 residential units on the second through fifth floors. The fifth floor also includes a roof terrace with panoramic views to the south. The basement level includes a glass entry vestibule and lobby with elevator and stair access, a fitness center, remote storage for tenant use, and a 14-space parking garage with indoor bike storage.

Urban waterfront in front of Ithaca’s future City Harbor, a multi-family waterfront community that promotes public lake access through a pedestrian walkway overlooking Cayuga Lake’s waterways. The 5-story apartment building contains 156 one and two-bedroom apartments within walking distance of the Ithaca Farmer’s market. Single pitch dormers reference a traditional peaked dormer linking the traditional and the contemporary, while the articulation of massing creates variety along the street scape. An appropriate scale for the neighborhood, the addition of fences, sidewalks and plantings along the street scape, the Stone Quarry Apartment housing development is key to furthering the walkability of the downtown Ithaca community.
