
Village Grove
Village Grove is an award-winning affordable housing project designed by HOLT Architects for Ithaca Neighborhood Housing Services (INHS). Located in Trumansburg, NY, the development is the first multi-family housing project in Tompkins County to achieve Passive House Certification, underscoring a shared commitment to high-performance, sustainable, and equitable community development.
The 46-unit project—part of a larger mixed-use, mixed-income neighborhood—includes both multifamily apartments and townhouse-style residences. Designed to Phius passive house standards, the homes feature high-performance insulation, airtight construction, energy-recovery ventilation, and optimized solar gain to reduce heating and cooling energy use by up to 80%. The project also incorporates ground source heat pumps and aims to achieve Net Zero through off-site community solar.
Village Grove was recognized by NYSERDA’s Buildings of Excellence competition in 2019 and serves as a model for low-carbon, resilient housing in New York State.
